General Position Summary:

A regional Property Manager is needed to oversee the day-to-day management of M & J Wilkow's retail properties in the Northeast. The position will oversee property operations, contractors and tenants. The Regional Property Manager will report to the Senior Vice President of Property Management and will carry out his or her responsibilities in a manner that is consistent with ownership's vision for the retail portfolio. The position is based in Westchester County, NY.

Essential Functions/Major Responsibilities:

  • Oversee the strategic operations of a portfolio of retail properties
  • Provide proactive tenant relations, tenant communications, and assistance in tenant negotiations as needed
  • Manage proeprty contracted services, negotiating and preparing contracts and managing vendors
  • Develop and draft proeprty service agreements and proeprty bidding process, where approrpriate
  • Prepare monthly financial and property management reports
  • Coordinate and oversee tenant improvement projects and property capital projects with the help of the Director of Construction
  • AdministerTenant leases and assist with tenant billing
  • Provide a high-quality level of customer serve to all customers - tenants, shopping center guests and investors
  • Code, process and approve proeprty invoices in AVID Program and ensure expenses are aligned with the property budgets
  • Prepare Lease Abstracts for all new tenants and make changes to existing as required
  • Prepare Accounts Receivable reports from MRI and update tenant information as necessary
  • Collect, compile, and enter monthly sales figures from Tenants
  • Obtain and track Vendor and Tenant insurance certificiates and W9 forms (for new vendors), including contacting agents and preparing letters to vendors
  • Assist Marketing Group with the execution of your properties' on-site events, assisting in coordination as necessary
  • Other related duties and assignments as required

Specific Job Skills:

  • Strong knowledge of property management and tenant/landlord practices, laws, rules and regulations. Good command of commercial management and leasing practices
  • Possess good verbal, written and interpersonal communications skills, as well as good computer skills. Experience with property management software helpful

Education/Experience:

  • Bachelor's Degree in business, real estate development or related field preferred with sufficient experience to provide strong leadership in property management practices and techniques
  • A minimum of 5 - 7 years equivalent level experience covering onsite experience as an assistant property manager or property manager
  • Knowledge and understanding of construction and tenant improvement process including bidding, budgeting and implementation and the ability to analyze bids helpful
  • Working knowledge of various building systems including electrical/mechanical, fire/life safety, HVAC, roofing, and parking lot preferred
  • Ability to demonstrate effective preventative maintenance program development preferred

Job Conditions:

Position experiences interruptions, need for frequent shifting priorities, and deadlines. The position may occasionally require attendance at evening or weekend property events and/or marketing programs. Regular attendance is a prerequisite in accordance with a regular schedule established for the position by management.
