M & J Wilkow, Ltd. Announces the Acquisition of 1000 and 1100 Warrenville Road

M & J Wilkow, Ltd. is pleased to announce the acquisition of two office buildings - 1000 and 1100 Warrenville Road (click on thumbnails above for enlarged photos). The buildings total 487,000 square feet and are currently vacant, but we hope to fill these vacancies with new tenants soon.  The buildings are located adjacent to one another on the north side of I88 in Naperville (just west of the Naperville Road interchange).

1000 Warrenville Road is a four-story, 264,261 square foot office building constructed on a 16.33 acre site. It was built in 1988 with 66,000 square foot floor plates and a central core design. The Building has an attractive granite and wood lobby that will become more appealing with some basic improvements. The exterior is constructed of precast spandrels separated by green-tinted, insulated windows. The Building has four, 3,500-lb capacity high speed Otis passenger elevators with solid state controls and one 6,000-lb capacity hydraulic freight. The Building is serviced by two 3000 amp mains that provide capacity of approximately 30 watts per square foot. Ceilings are 9-foot finished and 13 feet deck to deck except on the first floor where the distance is 22 feet. Parking consists of 1,027 surface spaces (3.9 spaces per 1,000).

1100 Warrenville Road is a four-story, 222,756 square foot office building constructed on a 14.7 acre site in 1981 with 55,000 square foot floor plates. A four-story atrium winds through the middle of Building and will become an attractive building feature once the finishes are updated. The exterior is constructed of precast spandrels with ribbon windows. The Building has split systems servicing its east and west ends including dual elevator cores and loading docks. Elevators consist of four Westinghouse hydraulic passenger elevators and a 6,000 pound capacity freight elevator. Power is fed by dual substations and consists of 3000 amps of service to the western half of the Building and 2400 amps to the eastern half. The capacity of the Building is approximately 26 watts per square foot. Ceilings are 9-foot finished and 14-feet from deck to deck. Floor loading capacity is 100 lbs per square foot on all upper floors. Parking consists of 900 surface spaces (4.0 spaces per 1,000).
